There seems to be a lot of misleading and lack of information out there regarding first-time home buyer programs. As an experienced mortgage professional, when I searched “first time home buyer programs”, I found lots of information.  The problem with the information that I found was that there really weren’t any straight answers. Even as an experienced mortgage professional, I was confused. Therefore, I can only imagine as a first-time home buyer how you may be confused as well.

Denver is an interesting place to live with many memorable nicknames - The Mile High City, Broncoville, Cow Town - but not as memorable as “Menver”. The population of Denver seems to be dominated by men.

And while there are technically more women in Denver than men overall, when it comes to the “never married” population, men far outnumber single women according to the 2015 American Community Survey, part of the US Census.

In Denver – men of all ages, who reported to have “never married” outnumbered “never married” women by about 19,000.

Most of the never married population is under 35 years old. For those ages 20-34, single men outnumber women by nearly 9,000.

Even though apartments are being built across the Denver Metro, demand is still higher than supply

Finding it hard to find a colorado rental? You're not alone.

All of the cranes you're seeing around town still aren't enough. Despite the fact that about 500 new apartments are being built every two weeks in metro Denver, rents are up, vacancy is down and there's no sign of that trend changing any time soon.

The just-released Denver Metro Apartment Vacancy and Rent report for the second quarter of 2017 shows the average rent rose to $1,419.74/month, a gain of almost $37. The vacancy rate dropped from 5.7% to 5.0%.   In the first six months of 2017, 9,012 net apartment units have been filled. That number was 11,056 for all of last year.…

Where are millennials living?

More of them are Buying homes instead of paying rent.

So many people are moving to Denver nowadays; especially Millennials. It used to be that Millennials could only afford to rent, but times have changed and buying is now the preferable option. Young adults in Denver own homes at a higher rate than their peers in the rest of the country — 34.2% versus 32.1%, according to a study from Abodo. 

Among the 45 largest metro areas, Denver ranked 15th for the most Millennial homeowners.

After trending downward over the past decade, the homeownership rate among young adults in Denver appears to have hit a bottom in 2014 at 32.8%. In 2006, before the housing bust, 43.8% of adults ages 18-35 lived in homes or condos
