In the nine months since Colorado lawmakers passed a construction-defects bill aimed at reviving the Denver area’s near-dead condominium market, there has been a slight increase in construction but not enough to declare the problem solved.

The numbers so far — a 7.4 percent increase in under-construction condos in metro Denver in 2017, representing just 55 additional units — demonstrate it may be a few years before production begins to meet the state’s considerable demand, if that happens at all. For now, large builders are remaining on the sidelines, leaving the market to smaller developers, and many of the projects underway are aimed at more affluent buyers who aren’t necessarily the ones the new legislation was meant to benefit. Construction starts show no signs of slowing in Denver

The West + Main Homes team hears from folks every day who are having a tough time finding a place to rent in the Denver area. Hopefully this news from the Denver Post will bring a little bit of relief, and help to slow quickly rising rental rates:

Are apartment developers hitting the accelerator as a cliff of demand approaches or are they simply trying to keep up in a housing market that continues to defy expectations?

Metro Denver should see another 12,000 apartments come on the market in 2018, continuing a long and unprecedented streak of multi-family construction, said Greg Willett, chief economist with RealPage, a real estate technology and analytics firm.

STACIE STAUB SHAPES A BRAND ALL ITS OWN

In February of 2017, Stacie Staub officially launched West + Main Homes in Denver, Colorado. “I always knew having my own real estate company was going to be my path,” said Stacie.

That path was shaped through a combination of Stacie’s background and intention to buy out the company she worked for at the time. When the deal didn’t happen, she set her sights on launching her own brokerage.

You can make reservations at most campgrounds in Colorado’s national forests and national parks up to six months in advance through Recreation.gov. Be sure to select the “flexible” dates option so you can quickly look over a month of availability at once.

For some sites, you’ll have to pay close attention to that six-month mark. Established campgrounds near Maroon Bells — Silver Bell, Silver Bar, and Silver Queen — disappear as they become available. If you want to book July 10, the day to do that would be Jan. 10. (Shout out to the excellent Miss Adventure Pants for that suggestion.)
