Denver City Council approved a plan to increase retail weed sales tax, as well as dedicate a portion of property tax to Denver's affordable housing efforts.

This plan will bring $105 million towards affordable housing over the next five years, funding more than 6,000 new units. 

Councilwoman-at-large Robin Kniech said after the vote that the proposal was a result of “a confluence of ongoing community urgency” and “a sincere response from the (Hancock) administration.” The plan will be developed in partnership with the DHA and help build units over the five-year period. The whole plan was approved through two different bills passed unanimously by the council on Monday.

Nearly a decade after the Great Recession, Lawrence Yun, chief economist for the National Association of REALTORS® (NAR), says concerns that the housing market has peaked and is headed toward another slowdown are purely speculative, regardless of recent sales declines in some regions.

What’s in store for the future? Markets should slow down; however, this is due in part to insufficient supply and swiftly rising home prices instead of weak buyer demand. Yun predicts existing-home sales will drop 1 percent to 5.46 million in 2018 (down from 5.51 million in 2017). With demand strong and supply weak, the housing market is overwhelmingly partial to sellers.

 

The average homeowner is profiting $40,000 at resale (with decade-high returns in 2017), and higher in the hottest markets, where they’re attracting multiple offers in record time.

Now, there’s an early indicator that the market may shift. At the start of summer, 14.2 percent of listings nationwide had their prices reduced, according to a new report by Zillow. At the beginning of the year, 13 percent had cuts, and at the close of 2016, 11.7 percent were lowered. The increase between January and June is the largest on record in the report, and doubled the jump in the same six months in 2017.

A study done by Porch analyzes what's in a name, and the correlation between neighborhood name, housing prices, and average income.
