Denver is growing at an extremely rapid pace,

with a house only being on the market for 26 days before selling at an average price of $496,382, according to July's market report.

This goes to ask, how many more homes will be available? The Denver-area developers are responding to this situation by creating smaller, denser, and taller apartments and homes that young adults and first-time buyers may not necessarily describe as affordable but at least attainable.

But the developers are meeting resistance on many fronts and warn that creative solutions are needed to allow people of average means to own property so Denver doesn’t become a city dominated by transitory apartment dwellers and the affluent.

Denver is finding and fining unlicensed short-term rental owners

Not sure if you need a license? You probably do.

The Mile High City is an extremely popular place to both live + visit, as so many Denverites know. A way people can experience Colorado life from a local's perspective, is by renting airbnb units on a short-term basis, and Airbnb is a viable option for many. But many Denver landlords with investment properties on Airbnb are on borrowed time.

Six months after regulations banned the practice of renting investment properties for less than 30 days – a lucrative niche that could earn a landlord $1,000 to $2,000 more per month than a year-long lease – Denver is sniffing out the scofflaws and making suspicious Airbnb hosts prove with a…

Where are millennials living?

More of them are Buying homes instead of paying rent.

So many people are moving to Denver nowadays; especially Millennials. It used to be that Millennials could only afford to rent, but times have changed and buying is now the preferable option. Young adults in Denver own homes at a higher rate than their peers in the rest of the country — 34.2% versus 32.1%, according to a study from Abodo.

Among the 45 largest metro areas, Denver ranked 15th for the most Millennial homeowners.

After trending downward over the past decade, the homeownership rate among young adults in Denver appears to have hit a bottom in 2014 at 32.8%. In 2006, before the housing bust, 43.8% of adults ages 18-35 lived in homes or condos…

If you have ever been on Instagram or Pinterest you have probably seen photos with the aesthetic of super cozy and warm - someone sitting in a bunch of blankets with a cup of cocoa. They are embracing the lifestyle known as hygge.

What is hygge

Pronounced "hoo-ga," this Danish concept encompasses a feeling of cozy contentment and well-being through enjoying the simple things in life. The word is said to have no direct translation in English, though “cozy” comes close. It derives from a sixteenth-century Norwegian term, hugga, meaning “to comfort” or “to console,” which is related to the English word “hug.” Associated with relaxation, indulgence, and gratitude, hygge has long been considered a part of the Danish national character.

Marijuana has been a deeply debated topic in Colorado since 2000 when Amendment 20 was passed, legalizing medical marijuana and then again in 2012 when recreational marijuana was legalized with Amendment 64. The state has come a long way in terms of pot growing and pot usage.

Now, as of last Friday, Denver has finalized its plan to begin the licensure of businesses who want to allow marijuana consumption.

"I really am excited to think about coffee shops and art venues, places where I can go with my friends to use cannabis responsibly," said Emmett Reistroffer.

Reistroffer is the campaign director for Initiative 300, which voters approved in 2016. He was part of the process for developing rules that no American city has ever developed before.

If you live in Denver, you know that the city is becoming more and more popular for people to move to. In a recent nationwide survey compiled by the real estate website homes.com, Denver is the most popular place to move in the United States, according to 1,000 respondents.

The respondents chose between six major U.S. cities — Denver, Los Angeles, New York City, Chicago, Washington, D.C., and Miami — 40 percent of respondents (a full 18 percentage points over the runner-up, Miami) said that they'd most want to move to Denver.

The question was included in a general survey about moving trends, and it underscores other rankings we've reported on; in 2016, U.S. News and World Report listed Denver as its No. 1 place to live in the United States…
