The first phase of a proposed 9,000-home development east of Aurora moved forward Tuesday after with the approval by the Arapahoe County commissioners of a final development plan and preliminary plat for 970 single-family homes southeast of Watkins.

The development, dubbed Prosper, is planned to fill more than 5,100 acres south of Interstate 70 and east of Watkins Road, though Tuesday’s action dealt only with a 743-acre section of the plan.

Prosper’s developer, Vogel Associates, also proposes 20 acres of commercially zoned area, sites for parks, a community center, a school and fire station. Applications for those uses will be reviewed separately.

The developer has a year to file a final plat with the county, at which point shovels could go into the ground.

Prosper is one of a number of large developments that are planned for land south of Denver International Airport, including in Commerce City, Aurora and Arapahoe County.
