The generational divide has officially hit the real estate market

As baby boomers look forward to downsizing and simplifying their lives, millennials are gearing up to purchase their first starter homes. The only problem? Younger homeowners think baby-boomer houses are too big.

According to Business Insider, millennials aren’t interested in buying the large, five- or six-bedroom McMansion homes their predecessors built 15 or so years ago when ornate crown molding, damask prints, and sleigh beds were all the rage.

The popularity of tiny homes has risen in recent years, and it seems they are more popular in Colorado than any other state.

“Colorado is the hub for the tiny house movement,” said Art Laubach, director of the Colorado Tiny House Association. Laubach founded the organization, which began in March, to advocate for the development of tiny homes.

Colorado is at or near the top for number of builders compared to other states, according to Laubach, and it is one of the leading states for tiny home living.

With metro-Denver housing inventory at its highest level since October 2013 and interest rates still low, now is a good time for homebuyers. On the flip side, with home prices peaking now is also a good time for home sellers; making for a more balanced market.

Housing inventory is up 28 percent year to date from 2018. The first half of this year ended with the most active listings, at 9,520 at the end of June, since October of 2013 which was at 9,734.

For perspective, the record-high June for active listings was in 2006 with 31,900, and the record-low was in 2015 with 6,197 listings.

Simply providing a traditional bird bath won’t work for bees and butterflies. Small pollinators can’t balance on the steep edges and reach the surface of the water to take a sip. They need a safe, non-slippery spot from which they can reach the water easily and then fly off. They don’t need a large pool of water—a small “watering hole” will do.
