Many luxury rental buildings are now offering incentives to renters in Denver

A booming tech industry and strong job market have fueled an apartment-building frenzy in the midsize, mile-high city of Denver. Neighborhoods once filled with rundown 19th-century warehouses, modest apartment complexes and vacant lots have transformed into landscapes of glass, brick and steel, as new structures continue to climb.

Standing on the 12th-floor roof deck of the Alexan Uptown, a new 372-unit luxury apartment building, real-state agent Justin De La O counts about half a dozen cranes within a few blocks’ radius that mark where similar properties are rising.

Until now, there has been strict guidelines on where Airbnbs are allowed in Denver, and under which circumstances. A new pilot program is working to make Airbnb more accessible.

The standard one bedroom at Archer Tower Apartments in Capitol Hill rents for $1,440 a month, unless tenants plan on listing their unit on Airbnb.

Then they get a discount, and get to run a little side-hustle with their landlord’s blessing.

Commit to listing your one bedroom on Airbnb for 10 days a year, the ad says, and your monthly rent becomes $1,380. Commit to 60 days, and rent drops to $1,075, a 25 percent cut.

Active listings in the residential market (single-family homes and condos) was at 7,586 total units in September, while the number of sold listings decreased by 21.58 percent compared to the previous month. The decrease in sold listings is greater than the 10-year seasonal average decrease of 10.1 percent.

Notably, even with the number of homes sold dropping, the market is still ahead of last year as year-to-date closings are up 3.22 percent over 2016.

While most condominiums are apartments, a townhouse is attached to one or more houses and can run the gamut from duplexes and triplexes to communities with hundreds of homes.
